Did you know your CFRM Resident Portal is more than just a place to pay rent?
It’s designed to make your life easier by helping you report maintenance issues, stay organized, and avoid unexpected costs during your lease.
Here’s how to make the most of it.
1. Submit Maintenance Requests Quickly and Easily
Something broken? Noticed a leak?
You can submit a maintenance request anytime directly through your Resident Portal.
Just:
● Describe the issue clearly
● Upload photos if needed
● Track the status of your request in real time
Requests are processed in the order they are received, so the sooner you report it, the sooner we can fix it!

2. Know What Counts as an Emergency (and What Doesn’t)
It’s important to understand the difference between emergencies and routine maintenance.
Per your lease agreement, an emergency includes:
● Fire (Call 911 immediately)
● Broken pipe causing active water leakage
● No heat when temperatures drop below 40°F
● Total loss of electricity (after checking breakers and power company)
● Broken door lock or window preventing the unit from being secured
Routine maintenance issues include:
● AC not cooling
● Refrigerator or oven not working
● Pest control needs
● Partial power outage
● Leaky faucet or clogged drain
For emergencies after hours, call our office and follow the prompts to reach the after-hours support team.
3. Authorize Vendor Access If You Can’t Be Home
Can’t be home when a technician arrives?
You can authorize key release in the portal so a vendor can access the property and complete the repair.
If you don’t authorize key release, you’ll need to be available to provide access yourself.

4. Avoid Charges from Misuse or Negligence
Using your portal can help you avoid paying for preventable issues:
● Report small problems before they get worse

● Review your lease responsibilities
Remember:
Damage caused by misuse or neglect (such as blocked drains from improper use or broken appliances from mishandling) is the tenant’s responsibility, and you will be charged for the cost of labor and materials.
