Are you licensed and insured?

Absolutely.  We are licensed at the federal, state and local level. We also make sure to use only licensed vendors so your property remains in trusted hands. Furthermore we require all tenants purchase renter's insurance to protect you and your properties.

What type of properties do you manage?

We manage single family homes, duplex, triplexes, condominiums, apartments and just about any residential real estate.

On the commercial side, we manage industrial warehouses and office buildings.

What areas do your service?

We manage properties throughout Central Florida. Our current portfolio is made up of properties in Brevard, Orange, Osceola, Polk, Seminole, and Volusia.

How is rent collected?

Tenants have many ways to pay us. Gone are the days of "it's in the mail". Tenants can pay online with a debit or credit card, a direct transfer from their bank account, schedule a direct withdrawal, pay with a money order, or put it in our 24-hour secure office drop box.

How much security deposit do you charge?

It varies depending on the type of property, but our standard process is one month's rent which is paid before the tenant moves in to the property. If we are concerned about additional liability, we will increase it to a threshold that we feel will mitigate any potential risk.

What type of reports do you get and how often?

Each month you have a tenant you'll receive a rental owner's statement which shows the cashflow for each property. The Owner portal has several different financial and property reports which show rental income, vendor payments, property reserves and much more. And at the end of the year, you will receive a consolidated 1099 Tax Form and Annual Income Statement that you can take to your CPA for easy tax filing.
